DHOLERA SIR – INDIA’S FIRST GREENFIELD INDUSTRIAL SMART CITY

Dholera SIR Act was enacted in January 2009. The declaration of Dholera Smart City was done in May 22, 2009. The Dholera authority was constituted in February 2010. The development plan was sanctioned in September 2012. The draft town planning 1 & 2 schemes was sanctioned in October 24, 2013. Draft town planning 3 to 6 was sanctioned in October 24, 2013. Environmental clearance notification was received on August 22, 2014. The activation area was pre designed (Road and services) in November 2014. The Activation Area tender was issued in January 2015 for the roads and services. The contract for road and services in activation area was awarded in June 2105. The anchor tenant land possession is now in progress.

DHOLERA DEVELOPMENT PLAN SANCTIONED LAND USE

The total land that comes under Dholera Smart City Sanctioned plan is 91,969 Hectare. As per Dholera SIR Development plan 2042 projections there will be 3,43,000 Industrial, Tourism and other jobs. There will be 4,84,000 supported jobs totaling into 8,27,000 jobs. The total resident population in DSIR will be 2 million.

DIFFERENT TYPES OF DHOLERA SIR LAND USE

Residential, High Access Corridor, City Centre and Mixed Use Land cover 14% of Dholera SIR. This is a total of 13104 Hectare land.

CRZ and Non Developable Land:

Gamtal, Village Buffer, Agriculture, Notifies Forest Land, Water Body, River, River Buffer Zone and Coastal Regulation Zone (CRZ). This is 56% of the entire Dholera SIR land. The total amount of land in this category is 50,929 Hectare land.
