Town Planning Schemes of Dholera SIR

Dholera SIR Town Planning Schemes are phased over 3 decades and all the 6 draft Town Planning schemes are notified. Final TP schemes work is in progress. 422 square kilometer area will be developed from the 580 sq km available out of which 158 sq km is for agriculture.

Only Non polluting Industries are allowed in Dholera SIR as per the draft plan.

Town Planning 1

In Town Planning 1 there are 6 sub TPs. Details of the Sub Town Planning schemes are as follows.

TP 1: TP 1A1, TP 1A2, TP1A3, TP1A4, TP1A5, TP1B

In TP1A1 and TP1A2 plan passing has started.

Town Planning 1 has Residential Zone, Industrial Zone, Knowledge & IT Zone, Green Zone, Solar Zone and Sports, Entertainment & Recreational Zone.

Villages that fall in Town Planning 1 are Kadipur, Aambli.

Town Planning 2

In TP 2 there are 7 sub TPs. TP 2A which has been developed comes under Activation Area. Remaining sub TPs will be developed by 2022. In activation area plan passing has started. In TP2B1, TP2B2 and TP3B3 plan passing has also started. In TP 2B4, TP2B5 and TP2B6 the plan passing will soon start.

TP2: TP2 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

TP2: TP 2A, TP2B1, TP2B2, TP2B3, TP2B4, TP2B5, TP2B6

Villages that fall in Town Planning 1 are Kadipur, Aambli.

Town Planning 3

TP3: TP 3 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

TP3: TP3A, TP3B, TP3C, TP3D

Town Planning 4

TP3: TP 3 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

TP4: TP 4 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

Villages that fall in Town Planning 1 are Kadipur, Aambli.

TP4: TP4A, TP4B1, TP4B2. TP4A is the sub TP that comes under Activation Area and is already developed and Industries can start their work in this sub TP.

TP4B1 is touching the TP4A scheme and comes under the Dholera expressway scheme and will be developed by 2022, so it is the most strategically located sub tp of Dholera.

TP4B2: this part of TP comes under second phase of development of Dholera which will be developed by 2032..

Town Planning 5

Villages that fall in Town Planning 1 are Kadipur, Aambli.

TP4: TP 4 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

TP5: TP5A, TP5B, TP5C, TP5D

Town Planning 6

TP6: TP6A, TP6B

TP4B1 is touching the TP4A scheme and comes under the Dholera expressway scheme and will be developed by 2022,

TP4: TP 4 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

Dholera Expressway Scheme

This scheme is build on both sides of 250 meter expressway which has a 6 lane expressway and 4 lanes for Metro. The 250 meter expressway is called the central spine of Dholera and is most important part of entire Dholera project.

There are 11 sub TPs that will be developed under Dholera Expressway Scheme. The sub TPs that will be ready in Dholera Expressway Scheme are as follows:

TP1A1, TP1A2, TP2A, TP2B1, TP2B2, TP2B3, TP 3A1, TP3A2, TP4B1, TP5A, TP6A

TP4: TP 4 has Residential zone, High access corridor zone, City Centre Zone, Green Zone, Public Facilities Zone.

Villages that fall in Town Planning 1 are Kadipur, Aambli.

Villages around Dholera SIR: as the city grows the adjacent villages have a potential to become a part of Dholera SIR, if one has to believe the trend in Ahmedabad many villages have been absorbed in the town planning by AUDA. So, good chances are Shiela, Kamataalv, Navagaam, Buranpur and Pipli may come in Dholera SIR in the future.
